Amarr Weather Seal Replacement: The Riverside Owner’s Guide

Replacing the weather seal on an Amarr garage door in Riverside typically costs between $130 and $250 installed, and in most cases we can have it done the same day you call. The seal is the long rubber strip that runs along the bottom of your door, and when it wears flat or cracks, you’ll notice daylight, dust, and Riverside’s summer heat creeping in under the door. Some owners spot the problem after a rainstorm, when a thin line of water appears across the garage floor. Others notice the door sits harder on the concrete than it used to, or they hear a slight scraping sound when the door closes. Whatever tipped you off, this is one of the most common Amarr parts we replace, and it’s a job we handle start to finish, from matching the right profile to hauling away the old, brittle strip.

Which Amarr Models This Applies To

Amarr uses a T-style bottom seal on most of its residential doors, including the Classica, Lincoln, Oak Summit, and Heritage series. The “T” refers to the shape of the top edge that slides into a channel on the bottom of the door section. Amarr’s channel width is generally 1/4 inch or 3/8 inch, and if you don’t measure that channel before buying a replacement, you can end up with a seal that either won’t slide in or falls right back out. We carry both profiles on our trucks, along with the bead-style seal used on some older Amarr models going back to the 1990s. When we arrive, we check the channel width, match the profile, and cut the seal to the exact width of your door. We prefer OEM Amarr seals when the door is still under warranty, because they’re extruded to Amarr’s exact durometer, meaning the rubber stays flexible longer. For most out-of-warranty doors, a quality aftermarket seal from a brand like ProSeal or Action Industries performs just as well and costs a bit less. One thing worth knowing: you are not required to use an OEM seal to maintain the door’s structural warranty, but using the wrong profile can damage the channel over time. That’s the compatibility gotcha that sends a lot of Riverside owners to us with a torn strip and a slightly bent channel.

Signs Your Amarr Weather Seal Replacement Is Failing

  • Daylight visible under the door. This is the most obvious one. Over time, the rubber compresses from the weight of the door resting on it, and it never fully springs back. You’ll see a thin crescent of light where the seal used to make contact. If the light is uneven, the floor may also have a slight slope, which a thicker seal can sometimes accommodate.
  • Water pooling near the garage door after rain. Riverside doesn’t get much rain, but when it comes, it comes fast. A cracked or flattened seal lets water run under the door and onto the concrete, which is how you end up with damp boxes and rusting tool chests. The water often follows the path of least resistance, so it may puddle in a corner far from where the seal actually failed.
  • More dust and leaves inside the garage than you remember noticing. In a dry, windy climate like Riverside, a bad seal practically invites the Santa Ana winds to redecorate your garage floor. Owners near the Santa Ana River bottom and up in Canyon Crest tend to notice this one first, because there’s more windborne debris in those areas.
  • A cracked, brittle, or crumbling rubber strip. California heat hardens rubber. After five to seven years of direct sun on the lower panel and repeated compression cycles, the seal loses its oil content and starts to crack at the folds. If you pinch it and it doesn’t bounce back, it’s done.
  • Rodent or pest activity in the garage. A gap of even a quarter inch is enough for mice to squeeze through. We’ve seen this more often in older Riverside neighborhoods like the Wood Streets, where garages sit close to mature landscaping and rodents have easy access. A fresh seal closes that gap completely.

Replacement Cost & What’s Included

For an Amarr weather seal replacement in Riverside, you’re looking at $130 to $250 installed. The price depends on three things: the width of your door, the type of seal your specific Amarr model takes, and whether the bottom channel or retainer is damaged. A standard 16-foot seal with a healthy track runs closer to the low end. A 2-car door that needs the aluminum retainer replaced as well will push toward the higher end. Here’s the breakdown:

  • Rubber seal only (OEM or quality aftermarket): $130 – $180 installed
  • Seal plus bottom retainer replacement (if the old one is bent or corroded): $200 – $250 installed
  • Labor: included in the ranges above; the seal is cut and fitted on site

Every quote we give is a written price. You’ll see the number before we open a tool bag, and that number doesn’t change once we’re under the door. The work itself takes about 30 to 45 minutes. We haul away the old seal, and the new one is backed by our 365-Day Done Right Promise. If it’s not right, we make it right.

DIY or Call Us?

A weather seal replacement is on the safer end of garage door work: no high-tension springs, no cables under load, no electrical panels. If you’re handy and you know your Amarr model’s channel size, you can absolutely do this yourself with a flathead screwdriver and a pair of snips. The places where DIY goes wrong are more tedious than dangerous: ordering the wrong profile online, struggling to slide the old seal out without a lubricant, or cutting the new one a half-inch too short and ending up with a gap at either end. We’re happy to take that off your plate. It’s a quick visit, and you’ll get a matched profile, a clean cut, and a floor that’s swept before we leave. If you’d rather not wrestle with a rubber strip in the heat, call us at (559) 254-0605 and we’ll be out in an unmarked van, shoe covers on, with the right seal for your Amarr door.

How Long Does an Amarr Weather Seal Last in Riverside?

In Riverside’s climate, an Amarr weather seal typically lasts five to seven years before the rubber hardens and loses its flex. The heat and dry air pull the oils out of the rubber, and that’s what causes the cracking and flattening. Seals on doors with direct afternoon sun exposure tend to age faster, which is something we see often on west-facing garages in neighborhoods like La Sierra and Arlington Heights. If you notice small cracks at the fold lines of the seal, that’s a sign it’s entering its last year or two.

Can the Weather Seal Be Repaired Instead of Replaced?

Generally, no, and here’s why. Weather seal rubber doesn’t bond well enough for adhesive patches to hold under the repeated compression of the door closing. Some owners try to trim a cracked end or seal a tear with rubber cement, but the fix usually lasts weeks, not seasons. Replacing the full strip is the only way to restore a clean, uniform contact line across the bottom of the door. The good news is that it’s one of the most affordable parts on an Amarr door, so repair attempts rarely make financial sense.

How Long Does the Replacement Take?

For a standard single or double door where the retainer channel is still in good shape, the swap takes about 30 to 45 minutes from start to finish. If the retainer itself is damaged, which we do see on older Amarr doors where the aluminum has been hit by a car bumper or corroded from years of irrigation splash, the job may run closer to an hour. Either way, it’s routinely done same day.

Do You Stock Amarr Seals on the Truck?

Yes. We carry a range of Amarr-compatible bottom seal profiles on our service trucks, including the two most common T-channel widths and the bead-style profiles for older models. We also keep the standard 16-foot and 18-foot lengths in stock, along with aluminum retainers for situations where the original channel can’t be reused. On rare occasions, when a door needs a less common Amarr profile, we order it and return within a few days. Most often, though, the right seal is already on the truck, cut to length, and installed the same day.
